There’s a lot you can do today to make your property stand out, from big placement ads online to virtual tours that let a prospective client walk through your property. These all have a place in a marketing schedule but can be more harmful to your campaign than you think. To keep it simple, the main aim of the advertising is to present your property in the best possible way to attract the interest of a new client. Still images may simply be a little dull by comparison to all the new technology today, but time and time again when done right we find that our opens and level of enquiry for properties has proven that great photos and the occasional floorplan are the best way to spend your marketing dollar.

So why are videos and virtual tours bad for my property?

It’s not that they’re bad, it’s just that you need to know what your target market is and pick the most effective way to communicate with them. If your target market was mainly an overseas buyer that couldn’t physically make it to the property then yes, online virtual tours and video walk through would be great. This can also lead to the prospective client seeing too much of the property and not needing to even make a call to the agent. For the local market and what we see every day, is that still images create the most amount of enquiry for us. Our aim is to entice as many people as possible to walk through.

As always, you can pay more to have a larger presence online, however without great photography you won’t get the most out of your marketing budget.
